Scammed & Fraud, Judgement Received and Still Trying to Collect
Note: Partners are Shannon Barbour & Kevin Barbour.
In September 2024, Tereva was looking for lenders for a short-term passive investment opportunity. After speaking with her, she explained that the funds were for the rehab of a flip at 1217 E Armour Blvd. in Kansas City, Missouri, that she was working on with Shannon and Kevin Barbour.
Before lending, I reviewed an appraisal and verified through property records that the property was owned by Sturdy Investments LLC, the entity I would be lending to. On October 2, 2024, I signed a six-month promissory note with Sturdy Investments and wired the funds directly to the LLC's bank account.
About four months later, I discovered that Shannon and Kevin were living in the property and that, around the time I provided the loan funds, the property had been quitclaimed from Sturdy Investments to Barbour & Company.
The loan was not repaid, and I ultimately obtained a default judgment against Sturdy Investments. My attorney was able to secure a lien on another property, which resulted in only a partial recovery of what I was owed.
When I later asked Tereva where my loan funds had actually gone, she told me they had been used to repay a previous lender—not toward the rehabilitation of the property as I had understood when making the loan.
My experience involved extremely poor communication, a lack of transparency, and information that was materially different from what had been represented to me before I provided the funds. I am still owed a balance today.
I am sharing my experience so others considering lending, investing, or doing business with Tereva, Shannon, or Kevin can conduct their own thorough due diligence. Based on my experience, I would not do business with them again.
